Nice small campground. Sites have fairly level gravel surfaces. There are a good number of medium and large trees, so many sites are shaded. Campground staff were pleasant and helpful when I made the reservation, at registration, and once when I needed help. The only caveats are that the sites are fairly close together and the park is geared to longer stays-- there aren't any park activities. This is strictly a place to stay, rest, and sleep. It's pretty good for that!

This rv park has one big drawback: the dog exercise area is very wet, as well as smelling and looking like a sewer leach field. I don't know how anyone (and there are several) can live there for an extended period of time because of the smell. On the good side, there is a nice laundry/restrooms/shower building (2.00 per all machines and no change maker). There also appears to be a tree/shade in every site. The service is fine.

My husband and I go there often for a few days. We like that it is not a Concrete Jungle. There is grass and trees and shrubs and birds. The place is not fancy but it is kept up and the bathrooms have always been clean and nice and well-appointed. Again not fancy but clean and adequate. The manager strives to help you with your needs. It is almost impossible to get a reservation during football weekend but that is true of any place within 30 miles of College Station. The park is located right off of Highway 6 which means it's easy to get around the college station area. You can hear the noise from the freeway. When making a reservation on the weekend of a football game you will pay for Friday night and Saturday night regardless of the fact that you may only want to be there one night but again that's a rule for the whole area. I can't speak for the long-term residents and how they feel because we are always temporary short-term people. I would recommend this place.

We needed a quick stop for the night and this was perfect! The owner was kind and courteous. The site (pull-through, full hook up) was nicely shaded. The road noise quieted down during the night so it didn’t bother us at all. Very convenient to plenty of amenities.

Would definitely recommend.

Will be a long term resident here. It is quiet it is peacefully. They don't have people in and out walking around all hours nor is there loud parties or music playing late at night. Highly recommended. They also have on site bathrooms with showers on both sides of the park as well as laundry and small "cowboy bunks" to rent.
