Affordable but scorching hot, zero shade of any kind and forced us to take down an army navy sun screen (way more attractive than the late and sun destroyed rigs in lot) that allows us to not DIE from the heat. (PS we are in a brand new rig unlike some of the major eyesores in here. Very disappointed. No longer my long term option.

My neighbor, with a blue tarp with steaks in the ground, which we have whipping wins, and we have a brand new unit and we could’ve been very harmed by his steaks. He was allowed to keep his eye sore up but repeatedly. The manager in the office kept telling me that my army, navy, beautiful and expensive sunshade was not anything, but and eyesore. She also told me she would not relay the message to ownership. I told her that nine out of 10 sites out there are an eyesore with trash and garbage and estate sale items. I keep a clean campsite, and I have photos to prove all of this.

Also, the laundry room is absolutely terrible and you have to wait five minutes in between each load or sewage comes up from the floor. The dryers are terrible and barely work, and we were only able to use them once before we discovered this and had to use a Laundromat.

I advise that you consider staying at one of the other local RV Parks. The owner / management of this park definitely engages in discrimination against religious services and / or Christians, although they claim in their literature that the clubhouse is available for full use to guests. Many other local RV Parks offer Sunday church services at their clubhouses. We were long term residents, and after six months we were advised that we could no longer conduct church services at the park, but other guests and volunteers could use the clubhouse for their Social activities. The owner outright advised me that they were going to be having too many functions in the recreation center (reason church services not being allowed), but that has not been the case. In fact, we watched their activities afterwards which were limited and with low participation. Long term residents and office staff gossip constantly, and there definitely is a social "click" group. The bathrooms (especially the ones located in the separate building) are disgusting. At one point, our family replaced the shower curtains due to the heavy build-up of mold. The floors and mats never seem to be clean properly (easy to get athletes foot). We even installed new shower heads (without asking for anything in return); just so guests could at least try to take a decent shower. The owner claims that improvements are going to be done, but projects don't get completed although rates increase yearly. The hot tub is never "hot," you will have a lukewarm soaking. Pool is alright; nothing to brag about. Expect to walk through a wall of smoke if entering the building through the pool area, as employees sit at the table, right next to the entrance, smoking. Some of the employees are very helpful; others will not do anything extra in order to assist a guest. No pets allowed in the pool area, but that does not seem to apply to certain groups of people. The owner seems to allow a few of the long term residents to do whatever they want. I guess that they are the RV Park police. We have stayed at numerous RV Parks, we are full time RVers, and this is by far the worse RV Park that we have stayed at. We paid upfront for a full year, but left after 9 months. Easy to check in. Our water connection broke. No number to reach onyone after hours. A resident called for help. The park desk was friendly. Check-in was fast and easy. We did not use the emenities as we were in the city for a gathering. We will use them again.

Very convenient park right off of I 10. The

are nice and the staff is very friendly. Note! Does not have a Wi-Fi system that covers the entire park so if you need to work, this may be a problem.

Where to start. The idiot maintenance guy left our power unplugged for a day, so I had to travel to pick up my generator, thinking it was a power outage, only to find it was negligence. That same maintenance idiot drives in the gravel in his blue Ford focus like an absolute idiot toolbag, almost ran me my wife and out dog over cornering in the gravel at like 30 mph around a blind corner at night walking our dog. They also burn brush in a ravine so it smells like smoke, but hey screw my lungs and breathing problems right. Also it CONSTANTLY SMELLS LIKE SEWER HERE. But hey, I left this place with a $400 electric bill I have zero intention to pay so maybe treat your residents like they're more than trash and they'll treat you in kind. This place blows.

Edit: to the owner: we talked to the front office about the power, we were discouraged from reaching out to the owners/management as they stated that management wouldn't do anything about the outage. Acted like they didn't care and that there was no point to my wife reaching out to management/owners. Only the next day did we find out it was an incompetent maintenance man who left our row unplugged.

And you know what? I'm letting future visitors know what to expect, BEFORE they have to visit your office to get blown off by staff. Even if you had made these issues right, people should know what to expect from this dump before it gets to that point.

And if the ravine burning and sewer smell isn't your fault, it still makes your RV park awful, and people should know.
