From west jct US 441 bypass & US 64: Go 4-3/4 mi W on US 64.
A real 5 star experience! Easy access to/within the park. Much quieter than the location (off the state highway) might suggest. Spacious accommodations for our 5th wheel, with convenient plumbing & electrical. The owner was extremely helpful with recommendations for things to do. But, where he really showed up big-time when I failed to ID a ditch when leaving the park at 6:30AM (see photos). He came with the materials to get us out (along with help from several guests). Really got us out of a jamb. That not withstanding, I highly recommend this park and the area! Franklin is awesome with lots to do and great dining & breweries! We will return!
Needed a base to explore the Smoky Mountains and the Pines fit the bill. Handy to the town of Franklin and everything we needed. The hosts were outstanding and although next to the highway the traffic drops off in the evening for a good nights rest. Spent a total of two months here with a trip to Tennessee in between and loved every moment.
We rented lot here month to month since Nov 2022 and have loved this RV park. Everyone we have met had been so friendly. This quiet location is just a short drive to town and to waterfalls. We have enjoyed staying with our 3 year old and our dogs. Very family friendly park. Recently they have changed owners and the front office staff is wonderful. Maron was very accommodating with our change of departure dates at the last minute. We will definitely be coming back to stay here.
Not only are they one of the few RV parks in this area open year round, they are one of the most well kept and least expensive. I understand new owners took over just a year ago.
The bathhouse has just been renovated and is extremely clean and very well kept with plenty of room. Plenty of hot water and great pressure.
The laundry facilities are also very clean and well kept and the least expensive of any I’ve seen on the road ($1.50 wash/$1.00 dry).
Sites are very well maintained and plentiful.
There’s even a modest clubhouse with free pool table, card table and large screen tv with all major streaming services.
The new owners have also added a small, fenced dog park.
The park is very quiet and family oriented. A few people live here year round and ensure the quality of the appearance and adherence to rules.
Some folks are permanent residents and some stay just a night or two and you’ll find folks doing everything in between.
I usually only stay at a park two nights but I added two more nights because of the convenient location (right on US 64, just 5 miles west of Franklin), the unusually low price and the quality of the park.
Owners are super kind and hospitable. I almost hate to leave this review because I’m afraid it will soon become so poplar it will be hard to book a spot. But the owners deserve acknowledgment for running such a great park.
I rarely go back where I’ve been before, but I’ll try to book here again whenever I’m close.
This is an exceptional RV park!! The owners have remodeled the bath, laundry and play ground equipment. They have also upgraded the WiFi! The staff went above and beyond, allowing us a spot behind the office to park our broke-down camper van so we could finish our epic Appalachian Trail thru-hike and arrange to transport it home. I am so grateful for their generosity - a true five-star gem!
