Spent the last 6 winters here, no more! New owner changed all the rules and raised prices substantially. We had a double wide lot so we had room for our fishing boat, boat no longer allowed. Tow dolly for our car not allowed.

Traffic noise was very bad especially with racing engines and high speed on Hwy 44 outside the gates. RV pads were in poor shape with a great need for new gravel at all sights. We reserved a spot in particular under the old management and then told at check in that they do not reserve spots and that they would not refund the $15 lock fee we paid. They also raised our rates that we had reserved under the old regime. It went from $90 a night to $110. And lastly, this place should not be called a resort. It is an old, tired, neglected and poorly managed campground. It is not customer friendly. Thankfully we only had to stay 3 nights and we won’t be staying there again.

We are snowbirds, have been to this park for the past 7 winters. We had nice big spots, access to the St. John's River, great neighbors, a wonderful winter community! A new owner came this fall, raised the rates by 30%, cut the size of the spots in half. If you have your slides out you may interfere with your neighbors slides, you will definitely not be able to get your awning out! You will be packed in like sardines! We had this season booked already, with an e-mail confirmation for a set rate and a double wide spot with grass, the rate was changed and now we can't even fit our trailer on the site. Trailers will have to be parked across the river for an additional fee without security and a record of break-ins. Also no refunds on deposits, even though they changed our reserved spots and raised the rates even though we had a confirmation e-mail! We camped at St Johns Marina & Resort in a Motorhome.

We’ve stayed at this park for years and it used to be an enjoyable place to stay. About 6 months ago it was bought out by a new owner and has steadily gone downhill since. Rates have increased near 50% with nothing being changed at all in the campground. Ladies in the office used to be accommodating and polite and now that they are all gone the customer service has gone downhill. Every time you call it almost seems like your an inconvenience to them. I tried to book a reservation and they told me without even looking that they were full, my wife called the same day and they told her they had a spot and when driving by it was most definitely not full. We’ve stayed at campgrounds all around so we understand the time of year and busy seasons but the people in the office seem overwhelmed with how to run things and treat customers with respect. On top of that which it’s not really their fault but very inconvenient, there is construction going on all the time and all you hear all day is loud banging. It's a shame such a great local DeLand business has taken a turn for the worse.

The new owner is super rude and mean. He put up all these tow away signs. He constantly threatens to tow you if you use the bathroom. He double charges your credit card all the time. The restaurant is a motorcycle gang hangout. This place has really gone down hill ever since the new owner took over. He walks around and bullies all tenants. He were supposed to stay for 6-months but left after 3-weeks. Everyone in the whole complex complains about the new owner. Something is real off about him. There use to be a fun clubhouse that he closed down. He's really arrogant and so is his wife. They think there above everyone. They are absolutely crude people. They are ruining what was once a great park. Don't stay here.
