Conveniently located 1 block off of IH-35. Near Texas 130 (TOLL) & 195. South on IH-35, Exit 266 to the red light, thru the red light move one lane to right and then up to the stop sign at double bridge. Cross IH-35 then North to billboard at Market Street. Go right .3 mile to the park. North on IH-35, Exit 265 to billboard at Market St. Go right .3 mile to the park.

Very friendly folks here. Located across the street from Berry Springs Park, which is great for a lovely walk. Far enough from the highway to cut out the bulk of the noise (although you can still hear some). Would like to see improved sites with better landscaping and also cable TV option, but overall I had a nice time here.

If you’re looking for a weekend getaway, this is not it. I’m being generous with three stars. This is full-timers park. The slots are small and stacked on top of each other. The WiFi is pointless. There are zero amenities. The grass was over grown. The guy who mows started mowing on Friday, I inquired to please have him mow our slot. Didn’t happen. One of the full-timers across from us had a push mower that we were able to borrow so we could at least try to enjoy being outside (the weather happened to be incredible). The one only thing truly positive about this park is it is right next to Berry Springs Park & Nature Preserve, which has great hiking trails and is absolutely beautiful.

Park is close to Austin so it stays full. Mostly long term residents. Some sites nicely maintained but many not so much. Infrequent short term sites may be available. As far as I could tell all sites are FHU with 50 amp service. Never had an issue with any of the hook ups. There are very limited rest room and shower facilities: just one small building for about 160 sites. Park maintenance and landscaping do not appear to be a priority. Georgetown Berry Springs Park is just across the road with very nice walking/biking trails and very nice nature areas. Some tent camping available as well.

Residents were friendly and quiet. We enjoyed our two week stay in our 42’ motorhome.

Such friendly folks! We called for an overnight stop, they were full. A little later the manager called me back & asked if we had found a site. We had not. Someone had just pulled out so she held the site for us! No one does that! Clean park, friendly and quiet. We will stay here again!
