This place is a dump, there are no amenities but the keep raising the rent, eventually everyone will be moving out. You have to pay for everything, plus they have a pediphile that lives in there. I moved from there because they wouldn’t do anything about him.

Friendly office staff, good rates, great location, not truly an RV park. Mobile home park with a small percentage of RV sites. RV sites are poorly maintained. Park just wants to collect a rent check. I stayed 2 months and never saw maintenance cleaning or maintaining. Ridiculous metered water for RV sites! Location made it worth while. Lots of happy snobirds. Could be 4 or 5 stars with some proper staffing.

Fair rent with no amenities. Park itself is clean and maintained. Landscape is established. Two miles from beach is nice. Base rent is good but a common area water surcharge now exceeds my monthly water bill. We must be getting charged for sewer overflow pumping. We also have been locked out of rec hall, that is supposed to be 24/7 for over a month now.

This park can’t seem to keep a manager. There is little to no follow through from Lakeshore on any issues. Communication just doesn’t happen. The rent is among the lowest in the area but the yards are so small if you have one at all. By the time you add in trash, water, pass through tax and yard maintenance (even if you have no yard) you might as well spend a few more dollars and have a nice park which this isn’t! The residents are great but that’s where it ends.

I live in their sister property which is right down the road, Named Happy Haven, this property have had no management here for months, it's the same management as Palm and Pine

We have people that rent to homeless and have a junk resource business in their families mobile home. They are not on the lease but They live there, at this time there are five people living in this mobile home. The management does not care. They have you sign a lease that states you can only have a guest stay for 2 weeks a year, but obviously that's not the case these people are here all the time without any kinds of background checks.
