Beautiful and clean campground with nice views of the mountains. Close to the Royal Gorge and only a 30 minute drive to Shelf Road rock climbing. The bathrooms and showers were nice and clean with nice rain style shower heads.

The sites were well spaced and the patio areas nice! While the park was nearly empty it would have be a great place to stay even at capacity.

Construction of glamping tents is in progress and are sure to be a hit when they are complete.

I thought your RV park was exceptional. Thank you Paul for admitting me right before dark. The only suggestion I have for you is better ventilation in ladies bath/shower-room. Very humid & clammy in there & the vent fan did nothing to alleviate it.

BEWARE! They take all charges up front at time of booking. Carefully look at cancellation. We needed to change plans due to emergency. They were unwilling to refund and said we would have a “credit” on account. We ended up driving further than we normally do to not loose our money. We still ended up with $70 “credit” for someplace we’ll never be back to. Laundry is terrible. No swimming pool. Some sites are nice and spacious. Also, had Wi-Fi trouble.

This park uses dynamic pricing like a hotel/airline, charging more or less at will. If RVers wanted to travel and pay dynamic pricing, I suppose we would travel via hotel/airlines. We paid site fee, lock site fee, and travel insurance fee. Read their cancellation policy which is, you cannot if you don’t pay travel insurance fee. All fees paid upfront upon reserving.

Now for the positive…extremely clean, all gravel, all hookups work. No TV via antenna and could not connect to WiFi. The location and views are extraordinary. It is secure and gated.

If more RV parks start charging like one, it will be the end of our travels.
