We booked at Royal View and when we booked indicated we had children. We were not aware it as an adult only RV campground. When we arrived to check in my husband was asked if we had children, he said yes and they told him not children allowed. They would not provide any refund at all. They had the opportunity to call us and let us know ahead of time, but they did not. They are not good people. Do not book at Royal View!

or a single adult, I think this is one of the best campgrounds I've found across the country. I think most negative reviews are from people with kids. This is a 45+ park so I think that's unfair. It's stated plain as day on their website and on your confirmation email. It's very well kept and has a lot of walking areas as well as "small but all" amenities. I stayed a month and had no issues with buying shower tokens-- I think they were a dollar or two? If you don't have a self contained unit it might be tougher? I also think the owners are little misunderstood. It's not negating other reviewers opinions because it startled me at first too-- but they honestly are good people- they are just straightforward and have a very dry sense of humor.

Watching the hummingbirds near the front is amazing too. They are far enough from town that it's very quiet and yet only 15 minutes from Canon City and about 40 minutes to Colorado Springs which has everything. I also think they are very reasonably priced given the 34 parks I have stayed at across the country vs. what they offer.

I look forward to another long stay here in the future.

Stayed here 3 nights. When we checked in there was a firm review of rules that we must follow. A separate form with list of pet rules and had to sign that. Not a very welcoming atmosphere. Maybe should have picked up on that reading their website, and the fact that no children were allowed. Anyway we headed to our site. It was a hot day. There were many sites open. My husband wanted to change our site to 1 with shade, trees. We asked to switch to the 1 next to our assigned site. Answer was a very firm NO. Someone was checking in the next night the staff said. Well, no one checked in to that site the whole time we were there.

We could see the royal gorge Bridge from a distance. Other than that wouldn't recommend coming here.

DO NOT STAY HERE!! I am warning everyone that this place is NOT worth it! The owner has ZERO respect for anyone and is a complete jerk! If you don't show up on time, you can't get in and if you do, he makes sure you know how inconvenient you have made it for him and then he reads you the riot act. He does NOT issues REFUNDS for any reason! He gives you a long list of rules, harasses you while your at camp and makes it so uncomfortable that you spend all your time hiding in your camper. I paid for 4 nights, and stayed one. I literally slept in my camper, without "setting up" afraid he would show up and cause issues. I relocated the next day to the RV park across the street and I am SO GLAD I DID!! A completely different experience!

We consider ourselves very lucky. On Sunday afternoon we pulled in and the office said it was closed. Someone drove up on a golf cart and asked what do we need? We asked if we could get a one night stay in a RV site. The gentleman said, No we are closed and just turned his back to us. Very rude, we turned and looked at each other and said, I guess he doesn't need our business. So we left and went down the street to Mountain View and are very happy, they are so nice and helpful.
