We are a new RV Resort, opened October 1, 2023. We have 113 spacious concrete full hook-up pull-thru and back-in sites. We are big rig friendly. Laundry room and bath house available. Dog park on the property.

The campground is very nice with extra long sites and definitely big rig friendly. Unfortunately the power, sewer and electric is located at the rear of each site, so make sure you have extra sewer hose and extensions for your power cord, especially if you have a toy hauler and want to enjoy your rear deck. This is a very new campground, so there is no grass at the sites yet and the future shade trees were just planted.
Was a fantastic stay at Flying Dutchman RV. Price was awesome, with Passport America disct, brand new landscaping and long/wide concrete pads made this a must stay when passing thru the Dallas area. Bathroom with shower combo was very clean and roomy. Great place to park our 45 ft RV with tow vehicle.
Nice open plan for this RV resort, I brought my 40 foot RV in and had plenty of room around the turns and when backing into my spot. I have been at many RV places have narrow access roads to the spots that make backing a rig into them a bit of a pain.
The resort was still being worked on and during my month stay there I saw them working on the place since the resort is quite new. I came back one day and they were putting in the grass for the sites and the surrounding area. Would like to see the final form for the resort when they get it done since it does feel a bit plain at the moment, but that is only due to how new it was when I stayed there.
Staff was friendly and everything was able to be done via phone and online forms/payments. The cost for my month stay was comparable to other full RV resort locations that would limit the age of the RV.
Surrounding area: Across the street from Scarborough Renaissance Festival and in October it is Screams, where this year it had 5 good mazes to go through. It is behind a Farmers market store and a gym as well as close to a few quick food options and fuel, plus one way you go to the heart of Waxahachie and the other you go into Maypearl.
Would recommend this place to anyone needing a safe, clean, and secure RV location in the area. Will like to see when everything is finished and do a follow up review, because with the location and what I see of the plans on their map I think it will look great.
Only warning is when you are leaving to get back on the road turning left, pay extra attention to the right. Cars disappear when they come over the hill and go into a dip before being visible again, if anyone is flying down that road there isn't much time between when they pop back into view to the time they are on your rear bumper.
Great place to come and stay. Easy on and off I 35E near the heart of Ellis County. Historic downtown Waxahachie is less than 5 miles away. Wonderful shops, restaurants, and 2 breweries 5 minutes away.
Quiet, peaceful, well kept, and close to great things. If you are looking for a great spot to set up camp, look no further. The owners are attentive and fabulous.

The owners were not just professional but also incredibly friendly, adding a personal touch to our stay.
The top-notch shower and laundry facilities were a standout feature. Their flawless communication system, including gate codes and regulations, made everything seamless.
We certainly plan to return on our post-winter migration. Highly recommended for anyone seeking an outstanding RV experience.
