Welcome to our small Farm and Inn, nestled in the foothills of the Blue Ridge Mountains in Madison County, Virginia. Located just minutes from Shenandoah National Park, we offer intimate nature inspired cottages and camping on our 120-acre working farm. Enjoy an evening under the stars with fireflies and a campfire after a long day's hike, fly fishing on one of our beautiful trout streams or touring the local vineyards and breweries.
We currently offer one cottage and a few campsites for our guests. Our campsites are all private, located acres apart with tables, chairs, firepits, some elevated sleeping areas, some hammock spots and a few with a roof. Many of our spots require walking away from your vehicle, short distances. We have three drive-in sites that will accommodate one or two vehicles. We do not allow RVs or trailers due to our narrow mountain driveway. Camper vans are welcome!
Our farm store includes Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy from the farm as well as produce, jams and mushrooms and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours.
The property has miles of trails along mountain spring fed steams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon and Old Rag Mountain trailheads in the Shenandoah National Park as well as many vineyards, breweries and farm to table restaurants.
Our three drive-in campsites named Birdsong, Butterfly and Gypsy Camp:
Birdsong Camp, is very private, encompassing nearly an acre, has a large campfire with cooking grill, this site comes with a small amount of firewood, has a table and chairs that seat eight, a large level tent pad, suitable for two small tents and lots of room in the grass for additional tents. Birdsong even has its own private horseshoes pits and private seasonal bathhouse, with a flushing toilet, outdoor solar bag shower during warm weather and mini outdoor kitchen that comes with a few essentials, a sink to wash dishes, countertop space, cast iron pans, grilling and serving utensils, oil and a few spices. Birdsong camp is wooded with a small meadow, sits up on a hill overlooking our farm store area, has dark skies and faces southeast.
Butterfly Camp is named for the native plant garden that attract butterflies during the warm months, has mountain views that look to the west and open dark skies for viewing stars! This site offers a campfire with cooking grill, small handwashing/dish sink, a table for two, camp chairs, a level tent site and a covered changing station with a portable toilet using biobags and a solar shower during warm weather. Butterfly camp is the closest campsite to a local winery and brewery, which can be accessed via short one mile walk using our farm road, trail and a local backroad.
Gypsy Camp sits above our working farm in a pine forest with fall and winter views of the Blue Ridge Mountains. Drive in access allows campers to pitch up to 4 tents on tent pads or on the forest floor. We provide a picnic table, fire ring with cooking grate and a small amount of firewood. This is a primitive site and no potable water, flushing toilets or hot showers are provided. We do offer a small hand/dishwashing station with non-potable water, a small outdoor covered changing station with a camp toilet that uses bio bags and a solar outdoor shower during summer months.
We have many rental options on the farm. We offer a complete setup to four person tents you setup. Let us do the work! Our tipi tent with queen size air mattress, linens, pillows, blankets is a popular choice for glamping!
Our walk-in sites Sparrow and Fiddlehead are accessed via our farm trails. Each site has a table with chairs, firepit with cooking grate, a hand/dishwashing station with non-potable water and a covered changing area and a portable toilet using biobags. Sparrow camp is located 0.2 mile up the Blue Quartz Trail, located in the forest, surrounded by Mountain Laurel on a small knoll with Fall and Winter views. It is suitable for two tents or four hammock tents. Fiddlehead camp is located 0.3 mile from our farm store along a trail that follows Lily's Creek. The site sits down by the small creek is surrounded by ferns in the warm season and has room for three tents and several hammocks. We offer four-person tent and hammock tent rentals plus a setup service and gear transportation service to these sites.
Our farm is located between the Villages of Etlan and Banco in Madison County, Virginia. Our driveway is located directly across from Poorhouse Road, come up hill and go through gates with Animal Welfare Approved sign. Follow signs for Car Camping and Farm Store. We will send detailed directions prior to your stay for individual sites.

I brought my Thanksgiving family guests to the Farm Store and enjoyed a tour of the farm. My guests enjoyed the entire experience led by Jen. They especially liked the products made from wool gathered on the farm. My sister-in-law bought an ornament in the shape of a gnome. The children enjoyed the farm tour the most!
The farm store is packed with goodies that made our camping experience quite scrumptious! I highly recommend the farm fresh breakfast. Nothing better then eggs laid 10 minutes ago! I enjoyed browsing the gifts and items made/sourced from local artisans. Everything about the farm experience is perfect! Great camping, beautiful views and EXCEPTIONAL owners!!
1/26/2023: I bought 3 pairs of alpaca socks and a beanie from the store online. They all fit perfect! I have a large, wide foot (10.5) and fairly wide calves. These are boot high, and fit 👌. The hat isn't itchy, has a nice stretch and is warm!!!!
Beautiful, private camp area with amazing views of the stars. The farm store is stocked with a well curated selection of camp needs and wants (snacks, natural toiletries, artisan crafts) and their Animal Welfare Approved meats were delicious!! Kind and responsive hosts with helpful recommendations for the area! Loved our stay and want to go back!
Absolutely charming and comfortable stay at Jennifer's cottage attached to the Farm Store at Watercress property! We arrived after dark and so appreciated her clear instructions and porch lights to locate the cottage. We felt very at home and comfortable with my daughter on the futon and the large king bed was cozy as well. Well stocked kitchen, bathroom, and outdoor areas are all you need. She's thought of the little things too like DVDs, books, and boardgames for entertainment while you unplug. Easy drive into both Shenandoah National Park and Sperryville which offers a charming coffee shop and fantastic restaurants. Bonus: check out and support their family farm and store just down the road - they're adding more and more to it each year!
