Great location, friendly staff and pretty grounds. It tends to stay pretty full through the year, so we make reservations a few months in advance. We have been staying here for 7 years when we leave the cold winter weather up north. There is on site laundry and bathrooms if you need them. Lots of traveling families and couples stay here when passing through but there are also a lot of long term residents, which I like. Every so often someone is asked to leave if they are behind on rent or doing anything illegal (probably where the bad reviews come from), but overall the manager keeps a clean, calm environment. We feel safe here and for the most part, we really like the residents. My husband and I will be back again next year for sure!

Some of the residents RV's are old and worn but other than that if you have an RV and need a place to put it for a reasonable price, I would choose this place in the Richmond TX Area.....

Wash RV with a bucket of water and bleach and a brush and you'll be amazed how it will look do not use your water that is not allowed..

Park rules are selectively enforced to intimidate new renters. No designated space for campfires despite the extra land used for the agriculture tax scam. A nasty man with an attack Doberman is allowed to disturb everyone with 24/7 use of a smoker.
