Pikes Peak RV Park is a campground only a mile from downtown Manitou Springs with a free shuttle right outside of our park. Manitou Springs is where you can find plenty of entertainment for the whole family, with many places to shop and eat. Come take the kids to the Penny Arcade in town for some Family Fun!
Our park is close to town, and we are also practically right next door to the Garden of the Gods and other outdoor attractions. These locations include the Manitou Incline, Seven Falls, Pikes Peak itself, and minutes away from Red Rock Canyon open space to go hiking.
We have a relaxing creek that runs through one side of the park, and on the other side is a trail with easy access from our park. You will enjoy wildlife while relaxing at your site, from deer, ducks, and beavers on our Creekside or the view of Pikes Peak if on Trailside. Sites include 30 AMP, 50 AMP, FHU sites. Free reliable Wi-Fi on site as well as clean showers, and coin laundry for your convenience. Located in the heart of town, you will find many local shops as well as larger grocery chains within a short drive or leisurely walk.

Great little park with super friendly hosts. The place is immaculate, very well located (close to Garden of the Gods and Manitou Springs.) there’s a trail behind the campground for walking or biking. A sweet babbling creek Lila you to sleep at night. Highly recommend this dab of nature tucked into the urban area.
Very cozy and quiet RV park! I prefer to stay in Manitou Springs instead of Colorado Springs because it’s quieter and more small town charm. Also pet-friendly! My only complaint is that the prices in the summer were a lot higher than in the winter. I understand the seasonal pricing but also, $100 per night is about the cost of a hotel. I just wish it was more affordable because I love it here.
We had the best experience. We only had a rooftop tent so not much space was needed. Even though you’re close to your neighbors everyone seemed to either mind their own or be super friendly. The staff was wonderful and the sweetest people. The trail behind the campground is pretty and it’s super close to everything. They have a cute lobby with free coffee and snacks, and the bathrooms are very nice and cleaned daily.
We had a great experience at Pikes Peak RV Park. We stayed from August to December. The park is in a great location, walking distance to the town of Manitou Springs, very dog friendly, nice park next door, and a beautiful walking trail along the creek runs behind the RV park and you can walk it all the way up to Manitou Springs. The showers/bathroom area and laundry room are always kept nice and clean. For us, one of the best things about the park was the staff. Cheryl, Kim and J.J. were the best and we will always think of them as friends.

I stayed here for two weeks, had no problems or issues at all. Neighbors all seemed friendly yet stayed to themselves. I came w kiddos and dogs, and everyone enjoyed their time here. Work staff was extremely kind and attentive. Very clean bathrooms, showers, and well kept lots. Gate access to parks, basketball court, and trails. As well as a gated dog run within the park. Conveniently located in the heart of Manitou Springs, this is a perfect location. Beautiful views of Pikes Peak and the incline, as well as daily visits from the local deer. Will definitely be back for my stays next time I'm in town! Laundry open 24/7 and reasonably priced!!
