From jct US-101 & Hwy-227 (Grand Ave) (Arroyo Grande): Go 3 mi W on Grand Ave, then 1 block N on Hwy-1.
We've stayed here before. The location is great. However, just like everything these days, they are trying to make more money by packing in as many as they can. The problem is, even with our smaller trailer we were forced to sit in camp chairs that we had to rearrange continuously so as not to he hit by big motor homes turning sharp around the corner. We had a picnic table, but it was on the wrong side and couldn't be moved unless we wanted to smell the neighbors septic. The roads between isles were so narrow we had a hard time leaving out the driveway. A lot of long term stay patrons. We would rather have been told they were booked up, than be packed in. Some things shouldn't be about money.

Unfortunately I guess we are considered trailer trash and not allowed to stay at this park. Granted our trailer is 16 years old, immaculate inside but due to weather exposure the decals on the outside have partially peeled off. No other damage on the outside with exception of an approx 4" scratch. We made reservations, paid the deposit, and were asked to send in pictures of our fifth wheel. Once we did that, we received a call stating that the manager had declined our reservations due to the appearance of our trailer. We will continue to stay at and enjoy all the others in the Pismo, Oceano, Avila, and Grover Beach area that allow us. Funny how this was the ONLY park with openings at the last minute!
lived in the mobile home park for a year. The spot was amazing, so close to the beach, but not worth all the problems it came with. This place can’t keep an on site manager for there life, definitely because of the district manager. Also, should be 55+ with all the Karen’s that own homes there. The Karen’s are ruining the rental beach paradise experience.
