5 years ago this was a 5 but now it is a 3. Expensive, extra charges on top of your lot fee for a lot of things that where included before. Not as well maintained. Pools, hot tubs out of order often. Golf course not worth the major price hike . The event center more for renters then residents. Residents go to dances etc. at other parks. More reasonable and held on weekends not in the middle of the week. Very, Very sad. Our 16th winter there is our last.

The only good thing about this park is the location. The roads are the pits getting here though. The owners & management only worry about theirselves and their pocketbook. They don’t try to improve the park by supporting the residents. Don’t waste your money coming here.

These pickleball courts are sweet and there are lights! It's nice that they let the public visit. Cost is $3

Really love the dog park. Our first time as winter texans. It's a very nice 55+ RV resort. Everyone we met was friendly. Lots of activities. Loved walking our dogs along the levee above the river.
