Directions

Heading South on 77: Get off at Primera/499 Exit. Cross tracks and take an immediate left onto 77 Access Road North. Continue 1/4 mile. Turn right onto Grace Avenue. Heading East or West on Expressway 83: Get onto Expressway 77 North. Exit at Primera/499 and head East 500 feet. Cross tracks and take an immediate left onto 77 Access Road North. This park is really clean and nice. Its all around a nice place to stay. We've been staying at this park since Dec. 2020 and started off paying a little over 300 a month. (utilities not included) we now pay 582 monthly. (utilities not included) The front desk paper on what you will pay monthly is not right at all! Our price of staying here at the park has went from affordable for a camp site to expensive. We will be moving soon due to the rise of the monthly rates spiking! This price we pay doesn't include the utility bill. That runs us about 100 bucks a month! DONT GO OFF THE MONTHLY RATE PAPER/POST THEY HAVE!

We stayed here for a few months. The park is clean and well-maintained. Most of the staff and residents are friendly and easy to work with. However, there are a few (one in particular) that seem to make things more difficult than they need to be. I'm sure it's not like that for everyone, especially the full-time residents. I just had a very odd/unique situation, that could have been remedied, but the staff member was simply unwilling. - My advice would be not to utilize the mailroom if you don't plan on being a longtime resident - USPS will not allow for you to forward your mail, regardless of having a unit #, because the main address (1900 Grace Ave) is registered as a business.

I have owned a Park Model at Sunrise RV Resort for about three years. I have been on site for nine years. The staff and Park Manager are simply put Awesome. Ms. Flores is the fourth manager since my wife and I started going to Sunshine. By far she is the BEST. I highly recommend Sunshine RV Resort. The People who winter in Texas are more like Family than Friends. Come join the Fun.

3 Weeks is not enough!! We are ThousandTrails members so we were on the Lakeside of the resort, they had us next to the road but were were able to pick another one farther from the freeway. We chose site number 3245 way in the back. Did not know it would be such a great spot, we had a view of the Lake and every day a resident feeds the Whistling and Muscovy ducks (a few hundred) what a site to see, he is like the pied piper. We will definitely miss this resort. It is actually a bird sanctuary with Pelicans, Spoonbills and Stilts...so fun!!! Only 3 more days and we are leaving 😞
