I went to the adiago apartments on the 20th, I thought about renting there, so Andrew the leasing agent said I would need to pay the application fees and put down a deposit to hold an apartment. He then said do not put it on your credit card, I said I do not have a check, he suggested a money order, I really should have used my card, despite a unheard of $26.00 processing fee. I got the money order and he said he'd let us know sometime the following week about our application. I called Monday Aug 22nd and requested my money back, no longer needed an apartment. Andrew said oh but the apartments already deposited your money order, I said I want my money back, he then said I will request it be refunded should be to by the end of the week. It's Friday no money, called talked to Darren he said he doesn't know where my money is, I'd have to speak to the manager who seems to be out on bereavement. Likely story. I said this is ridiculous it doesn't take that long to give someone who A doesn't live there and B whose application was never run back their money. I believe that I most likely will not see my money again. This management company and apartment complex is not good. Do not give them anything.

Stone Canyon, one of their properties in Colorado is in complete disarray. Building 5 has had no water for 15 hours when they estimated a 3 hour window. It takes weeks if not months for a work order to be done. The pools appear unusable if not unsanitary most of the year. No care for residents or community, they only care about getting people in.

We moved out of an apartment home (Stone Canyon) after living there for 12 months (20 years combined in other units). We paid a $200 refundable pet deposit. Upon move out, they put our deposit towards other items including utilities. Additionally we paid $25/month for our cat ($300 total) which they claim is “just for the cat to live there.” Just curious do you charge “kid rent” for all the people who have kids who “just live there?”

We cleaned the apartment floors 3 times prior to moving out - however (because the apartment knows we have a cat) conveniently decided that the apartment home smelled like cat and they are now charging:

$65 Pet Treatment PLUS

$200 Vinyl Pet Cleaning

$80 Ozone

Totaling $345

Considering we’ve paid $500 for the cat ($300 plus our pet deposit $200) we should be left with an overage payment of $155

They are also charging us $25 for a bag of trash because we left some magnets on our fridge and THEIR MAINTENANCE worker installed roach traps (because yes we had roaches for THREE MONTHS after they “replaced” a faulty dish washer with a roach infested dish washer that did not work that we had to argue with them about for weeks) so we left those there. But claiming that’s 1 bag of trash? A trash bag costs less than $1.00 and what was left there could fill up half a paper bag 🙄

Don’t live here unless you want roaches, broken appliances, the loudest most inconsiderate neighbors who let their dogs pee off their balconies and it drips onto yours, neighbors who slam doors constantly because the management company doesn’t know how to install stoppers, and neighbors who play their music so loud you can hear it from the parking lot! Oh but that’s not in violation of section 11 of the lease:

11. RULES AND REGULATIONS. Resident, its guests and other occupants shall comply with all written rules and regulations which shall be considered part of this Lease. Such rules and regulations shall be available from Landlord and Resident acknowledges receipt of such Rules and Regulations. Landlord may make reasonable rule changes if made in writing and notice is given to all Residents. Resident agrees that the conduct of Resident, its guests or other occupants shall not be disorderly, boisterous or unlawful and shall not disturb the rights, comforts, or convenience of other persons.

The ONLY POSSIBLE people that you can “disturb” here is the management office when you ask them to ensure that you’re living in a safe, clean, quiet, mold and roach free apartment. Because after weeks of asking them to please give us a working dishwasher and check for mold they claimed we’d be in violation of our lease if we continued to contact the office. Also Rosio would falsely claim our dishwasher worked without ever stepping foot in our apartment we had to send multiple videos proving it wasn’t working! Is this why condo buildings fall down??? Because management teams like these just want to ignore their residents complaints?? If you all hate your jobs so much and don’t want to be bothered… I hear there’s tons of places hiring right now!

The type of company that will try to increase rent on existing tenants only to have the apartments sit empty for 3 months listed for $300+ less a month. It must make business sense for them to lose money and tenants. Hope the variables rates put this horrible company under.
