From US 290, turn S on RR 165 (2 miles W of Henley). Continue 11 mls on RR 165 (past roadside park) to River Oaks Rd (watch for sign for Middlecreek Rd on the R, River Oaks is on the L directly across from that sign). Turn L and proceed 1/2 mile to park. From US 281 at light at Courthouse in Blanco, turn E on Loop 163 (Chandler St) proceed over riber past cemetery to RR 165. Turn L, go 7 miles to River Oaks Rd (100 yards past Middlecreek Rd see mailboxes on R). If you miss it, there is a roadside park 3 miles past with an easy-in, easy-out road that is easy to turn around. Returning toward Blanco, watch for sign to Middlecreek Rd on the R. River Oaks Rd is directly across from that sign on your L and proceed 1/2 mile to the park.
The owners are wonderful people, friendly, & helpful. The resort has beautiful river access, nice hiking, & is just remote enough to get away from town. Enjoy this beautiful 30 acre get away, with it's beautiful Texas Hill Country views.
I love it here! Its the perfect spot for me; it’s quite, it’s peaceful, it’s beautiful and at night i lay in my hammock and have the most amazing view of the stars! I have a piece of heaven in my back yard. Thank you Sandie and Jim, y’all are absolutely the best!
Quiet peaceful campground situated in the beautiful hills. Roomy sites some with shade and nice view. The owners Jim and Sandee were very pleasing and accommodating . The area has lots of nice cozy places to visit.
Very quiet rural setting with full hookups. Easy to sleep at night and relax during the day. Large oaks provide lots of great shade. No road noise here. A great place to enjoy life.
Please disregard the 4 and 5 stars people have left here, they are absolutely incorrect. I trusted the people who left these reviews and thought the others who left 1 or 2 stars were just being negative, but they couldn't have been more right.
We stayed here for a month, and the only good thing about it was the month was only $350, but after our stay, we would have tripled that just to stay somewhere else.
To start with, the host was not knowledgable nor did she give us the information we needed. I will list items below of the issues with this place, I do not even think it should be called a business, because there was nothing professional about this place.
Problems/Issues:
1. One of the long-term residents regularly got drunk and argued with adjacent neighbor.
2. Another neighbor next to us argued and threatened to "kill" the person they stayed with. Through his arguing with his room mate and the person in item 1, we found out he was "on parole" and was very concerning. I did not want to leave my spouse alone there.
3. The path to the "river" is cluttered with old couches, furniture and trash.
4. Laundry facilities were very dirty and hazardous to be in. Only 1 washer worked.
5. Another resident would keep her music really loud at midnight from her car.
6. We were woken up many nights by loud music coming from the maintenance golf carts that would drive around (happened at 2:30 AM once).
7. There were mounds of dog feces all around our campsite.
I am just being objective, but I genuinely encourage people to not stay here, seriously.
Never should you have to fear for your safety in the RV Community. River Oaks RV Ranch sets a terrible example and I hope remains the outlier in this lifestyle.
