Honestly it's very unfortunate because the place is beautiful, and it is well located. Unfortunately if you're planning on staying long-term you may just all of a suddenly get a notice to leave without a single reason why. They will just flick you off like a flea. I haven't even lived here 2 months, bought this RV on the lot, put a lot of new sod down because it was a bsand trap. Finally get the place fully settled in and looking great, and they give me a notice. The manager said I didn't do anything wrong, FYI he lives right next to this lot. So they just kick you out just to kick you out. Little honesty would be nice.
Lake Deaton is a friendly community RV park in a wonderful setting. There are ample opportunities for activities and community engagement. Located on the shore of beautiful Lake deaton it is a fisherman's paradise. Located approximately midway between Leesburg and Wildwood whatever amenities or services one would want are within reach.
The park manager Jason is extremely competent and helpful and an excellent resource for information due to his knowledge of the area.
As a full-time resident, I am very comfortable in this park.
A wolf in sheeps clothing is the best way to describe the park manager, Jason. We too, were initially given the red carpet treatment and immense help from him during our transition to Florida in April 2021. We sold our home and business up north to move into the park fulltime. Jason sold us the park model that he previously lived in, along with a 8'x10' shed, 12'x40' awning, a pontoon boat, and a golf cart (which was stolen a couple months later from under our porch, behind a fence while we were away....)
During our tenancy, we witnessed his aggressive behavior. He would get agitated at tenants and constantly had something negative or mean to say about people. He would share private information about other tenants and would communicate how much he hated the park and the people in it. Many tenants were afraid of him. During the holidays of 2023, my husband and I along with several other tenants (including disabled, elderly, and single women) all recieved non-renewal letters with 45 days to vacate! When we questioned the reason he rudely stated "by law , I don't have to give you a reason, I want my lot back"! We spent $$$$ to improve our lot and living space, under the direction and support of Jason, only to have to tear it all down in a matter of a couple weeks. We were very good tenants. We always paid our bills, participated with group activities, and helped our neighbors, so the only logical explanation for what he did to us suggests nefarious reasons. Florida statute laws do not protect "RV park" tenants. It gives the manager / owner the opportunity to kick you out arbitrarily to raise rent prices or ultimately take your property. Unfortunately, we found out that this happens all over Florida to unsuspecting people too often, so beware and understand this could possibly happen to you!
Jason is very upfront and has extremely reasonable expectations for this RV park. He is kind and helpful in every way possible. He has made our transition to Florida life terrific and I feel fortunate to live in this beautiful park right on Lake Deaton! Kudos to Jason!
Lake Deaton is a very nice park. Jason the Manager is very knowledgeable in every area of the park and is so helpful. Jason also knows how to direct you in the local area if you need help from getting cars fixed, or a nice place to dine, or just exploring the area. We have been to alot of different parks, Jason has been more helpful and pleasant then other Mangers we have experienced.
