RV's packed in like sardines. Manager not very friendly, but tried to keep it up. The little showers had not been updated since the 50's. It was never really clean when I went, so trash on floor and counter. Even though it's the manager s job to make sure it's clean it's NOT his job to clean up after everyone who uses it. The common area around the shower/ laundry area was cleaned daily. Did have to complain about the sewer smell coming from one side of me and about the trash around the other side RV which they kept throwing under our table. About the only thing I can say is it was close to Bush Gardens.

Have lived here for four months now, and the residents of this park are extremely quiet, given the rest of the neighborhood surrounding is less so. And despite there being no gate at the front I’ve seen no strangers wander onto the property. No noise whatsoever after 7 PM so much so that it seems like everyone goes to sleep at that time. On site manager John is very helpful, especially when he gets to know you. All RV residents are very respectful of other peoples property and I’m able to leave chairs and other semi valuables outside with no issues.

I’ve I’ve been to higher end RV parks and I actually prefer this one. The residents are more down to earth, and actually make less noise than other high-end parks throughout the day in the evening. Best part, it’s literally the only sole-RV park in the city limits of Tampa, so it is convenient to everything.

2 stars because I love the park and people there. The park host John is rude, waved a stick at my 65 year old 80 pound mother and jumped up and down like a little kid, when she was trying to talk to him about the extra thousand he added to my receipt. We had all my receipts and was still told if we didn't pay up 1200.00 that he would call the cops, that he didn't make mistakes. And while we were trying to leave, the day we received an eviction, he came by 3 times harassing us, even though we were packing, and then proceeded to call the cops. All within a few hours. Dorothy at the office tries to help but again, it's almost impossible to reason with a 50 year old little boy. If You are rich and don't care about what you're charged, the park has some great people who I adore. But they will lie and tell you 700. If you can't afford 1200-1400 a Month DO NOT STAY HERE.

We don't stay here, but my husband is obsessed with the idea someone might be selling their RV from here so he goes back routinely to check. I don't get the dog policy, and since my dog goes with me, I don't think I'd stay here anyway because even though he's over the posted weight limit, there was a much bigger dog on a couch in the office that seemed OK with the manager, so I asked about my terrier mix and she rolled her eyes and said she'd have to look at him. I get the feeling she's a dictator and there's no consistency or fairness living there.

I stayed at this place several years ago and it's run down and it's not in a great neighborhood. But the people that run it to me were Fair and I stayed there about 3 weeks. Nothing happened to my motorcycle or my truck nor my toy hauler while I would take off to run around. I would stay there again.
