Sparrow Bend River Retreat is a beautiful 8 acre multi-site vacation rental property with camping, RV sites and 2 vacation homes.

With a private 300yard stretch of the crystal-clear, spring fed MEDINA RIVER your party will spend the day exploring its majestic cliffs and coves, paddling/floating the river (tubes and kayaks for rent), splashing in the shallows, playing yard games on the lawn or sunbathing on a massive bolder.

Our family has always dreamed of hosting a place for families and friends to come enjoy nature however we would have never dreamed of finding a property as unique and beautiful as this.

A lake when the water is high, a beautiful river when the waters low.

All crowned by a majestic limestone bluff, complete with boulders, coves and endless room for adventures.

This land was once a part of a wagon trail along the river and, if you're lucky, you can still find arrowheads along the paths.

The property is gated with a high privacy fence along the neighboring borders for security.

We are located in the Lakehills/Pipe Creek area of Texas.

Nestled in the most remote portion of the Medina River Ranch this property is right next to the 15 ac HOA park.

Located:

\- 10 miles to the Lake Medina Park

\- 17 miles East of quaint and historic Bandera, Texas

\- 23 miles West of the vibrant Boerne, Texas

\- 44 miles Northwest of San Antonio

\- 60 miles South of Fredericksburg

\-116 miles Southwest of Austin, TX

\*\* What to know \*\*

We seek to provide a 5 star experience for each guest and a major part of that is full transparency into what you're booking.

We do everything in our power to ensure a peaceful and relaxing environment at Sparrow Bend, and it is just that 99% of the time, but there are occasionally factors outside our control such as neighbor's music or neighborhood dogs barking.

On occasion, folks along the river will play music and it can be a nuisance. If you happen to be there on one of those days, please let us know as soon as possible so we can reach out to resolve the situation as best we can. At the end of the day it is a river/lake property, as well as outside an city ordinances, so our hands are tied to a certain degree, but we will do everything in our power to resolve the issue.

Directions

TENT NOT PROVIDED.

Sparrow Bend River Retreat is a multi-site vacation rental property with camping, RV sites and 2 homes.

Positioned right on the banks of the Medina River, this property offers unbelievable landscapes and endless opportunities to explore both in and out of the water. The cliffs are a blast to explore and the water is crystal clear as its spring fed year round. Water levels fluctuate over the years but the beauty remains. Current levels as of Jan 2022 were around 33% with plenty of flow to float and paddle, though a few areas may require walking.

Plenty of wide open flat soft ground to pitch a tent or string a hammock. Just a few yards from the river. Well removed from other campsites. We did our best to leave as much room between sites as possible to provide a superior degree of privacy and seclusion.

We have dedicated bathroom and shower facility for your use. Its always nice to have a hot shower after a night of camping.

Complete with 2 outdoor showers, 2 air conditioned restrooms, a sink, a phone charging station and an electric grill!

We also have wifi across most of the property, though its weaker by the river due to distance from router..

This listing is for River Camping 1:

Our property is surrounded by a metal privacy fence, on the left (not the red iron gate to the right).

Once in the property there are signs (lit at night) to guide you to your campsites.

You'll see a big patch of river rock straight ahead. That is the parking of the campsites. The river camping sites themselves are down towards the river. You may drive down to unload, just stay on the "rock path" and don’t drive past the barricade.

Each site has a picnic table and fire pit. Please try to stay decently near those, as in, avoid spreading out across the lawn. We want to keep the view as decluttered as possible to preserve the peace and beauty of the landscape.

You and your guests will have access to the camper bathroom facility, with 2 outdoor showers, 2 air conditioned restroom stalls, a sink, a phone charging station and an electric grill.

>>Camp site 1 is down on the main lawn nested into the trees on the left hand side (if facing the river). Minor shade. (GROUND TENT CAMPING ONLY)

>>Camp site 2 is further back up the hill a few feet and then continuing further to the left of the property (again facing the river). Fully Shaded

Feel free to find the most comfortable space in that area, its a pretty large area. Just stay down near the tree line as that's the designated camper areas. (POPUP CAR CAMPERS & GROUND TENT CAMPING)

>>Campsite 3 is on the right side (if facing river) of the main lawn near the taller grass. Least shade but closest to water. (GROUND TENT CAMPING ONLY)

>>Campsite 4 is slightly further back up the hill but still on the right side (if facing the river). It its tucked away in the tree line, sort of near the deer stand. Most shade. (POPUP CAR CAMPERS & GROUND TENT CAMPING)

Please reach out if you have any issues.

Spent several awesome days here with my son and his family. With drought conditions drying up the Medina River, this place will probably always have water because it’s spring fed. 3 cabins and 2 RV spots on 8 acres, means no one is crowded on top of you. One cabin is a 4 bedroom double wide trailer with wrap around porch. Bath house and restroom facilities are new and clean.

Beautiful retreat! Sparrow Bend River Retreat is an amazing vacation or staycation destination. They have many options to choose from. You can stay in a beautiful tiny home facing the river, you can stay in a huge 4 bedroom home, they have RV and tent camping spots available also. Their amenities are 1st class. A wonderful shower/restroom facility. You can rent tubes, chairs and more to use at the river. Wifi throughout the property. If you're ever in the greater San Antonio area and need a place to stay.. This is it!

I’ve been meaning to make this review for a while now as are trip has came and went. But I’d like to say this was by far one of the nicest little cabins we have stayed in. We stayed in the tiny cabin and for it being a 1 bed room with a pull out couch it really fit us 4 very comfortably. The ac wasn’t the best during the day but that is no fault of the host as it was the middle of august and 110 outside. At night it definitely got a lot cooler almost too cold. So again no fault of the host but fully texas weather being so harsh right now. So maybe bring an extra fan during the day. Also to add the water was warmer and lower than we wished for but again not the host fault at all. Unfortunately most of texas is in a drought currently and it’s really effecting everywhere but we did still have plenty of water to play in and cool down with. And kayaking wasn’t alot but we did get to see plenty of the area with the bits we did have! I would highly suggest wearing water shoes with a good non slip grip only because with water levels so low right now the rocks are pretty slick inside the water with mud further down the river. The wild life was super nice to see super early in the morning and late at night. No snakes or spiders that we saw only a few turtles fish and deer. Oh and a little black house cat who was super sweet whenever you had food to give. Other then that the cabin itself was truly great and fun and they seriously had anything and everything you could possibly need from towels to pots and pans to spices and a coffee maker they even had dog bowls around the camp sights for dogs and the outside showers and toilets where really nicely kept! Also the host was very attentive and quick to help any way possible! Truly this place was a little slice of heaven and will definitely recommend to anyone and will be returning again just maybe a little earlier in the summer next time though.
