Shady Business Practices

Started out as a nice place when we moved in Aug 2019. Had a lot with a big yard, so bought a large shed and set up as our home while looking for land to purchase. Then in March our neighbor told us management said that both of us were going to have to move so they could split the lots, then we get a visit from a lady from Tonto telling us that is not going to happen and stay as long as we want. Then in late June we get a visit from another lady handing us paperwork to fill out saying if we don't turn it in, with a $45 money order, within 2 days we would have to move by the end of the month. Then on July 2, 2020 we get a notice that we had to be out by Aug 1. Called management to ask why and was told that Tonto just decided not to renew our monthly agreement. Well why tell me one thing and then do the opposite.

Now imagine the trying to find a RV lot in the area during July with the Pandemic going on that is large enough for a shed and trailer.

Other issue

This is a 55+ community only on paper, their rules state no one under 50 except to visit, well they will rent to anyone that comes in, even young families with kids.

Need a few cinders to fill a low area and was told as we got some from the parks pile that if we needed cinders for our yard we needed to order some and that we would be charged for the cinders we took from the pile, yet we watch as a neighbor gets a low spot fixed by management, more than once.

The new owner of this park does not provide a lease but expects you to know the Arizona Mobile Park Residential Landlord and Tenant Act. If you feel you have a grievance then he will threaten you with lawyers. There are much better parks in the area that have more integrity. The owner told me he uses his lawyers and has won over a hundred cases. It's not worth the stay.

We have a place since August and live it. The managers are very attentive to the grounds and they are kept looking nice. The other tenants are respectful and it’s quite and great place to retreat to. Pet friendly also and nice community center.

Very nice park managers are great and they care for the guests and the park well kept and set in the beautiful pines.
