About Campground

Located in Sussex County Delaware, we offer both full service campsites with electric, water and sewer, rough camping sites for pop-ups and tent camping that are equipped with water and electric and cabins available seasonally from May 1st thru September 30th. Lots vary in size in both non-wooded and wooded sections throughout the park. Electric services are 30 and 50 amp . Homestead is a pet-friendly community featuring 2 spacious dog parks, tons of amenities and events.

Internet is terrible even after our rent was raised 400 last year to have it repaired. Big dogs in pull thru barks day and night. Rules seem to be just for permanent residence and not for visitors staying a short time. Parties and loud music until after 1 am. Complaining and it got us evicted with both of us being in our 70s and handicapped. Discrimination is what it's called in Pennsylvania. Plus we were not party ppl nor did we drink. We stayed to ourselves. We were lied to over and over. Signed lease means nothing to these ppl they do what they want. Beware that's all we have to say. They have their special ppl. Also, bedbugs was picked up in their laundry mate just 6 weeks before we had to move. We were sent a certified letter giving us from midnight on September 30 until noon on October 1st to have everything off of their property. We just didn't pay for 5 months we paid for a yr. Rent has went up every year since the Realtor purchased the campsite. Anywhere from $200 - $400 yr. Next yrs rent neighbors told us went up another $200 making lot rent $4900 for 5 months use and if like us who drove 5 hrs to get here were lucky if we spent 2 1/2 months here. We are not the only ones evicted for stupid reasons or none at all. I hope they put their experiences on here also. Lot rent is way cheaper just few mile further down the rd toward the beach.

Stayed at RV campsite for 5 nites this August n was very pleased:)

. Space was large n distance from other RVs was good.

. Amenities were a variety for every age.

. Bathrooms were very clean and easy to access from site.

. Staff was friendly and knowledgeable of the area.

. WI-FI was the best!

Thank you for a great experience:)

Very nice campground! Clean and well kept. Big pull through sites were a plus. Nice and flat sites also. Close to beaches and attractions.

Biased 4 stars rating because I need shade when I go camping. Very little trees in transient sites.

Big beautifully maintained mostly permanent and seasonal campground in a great location. The sites for the temporary visitors are big, fully appointed and very well maintained. Loved the large walkable park with my dogs and the 2 dog parks for them to run loose in. Two suggestions to make this a 5 star. Prohibit political flags that may be offensive to others and while I know the permanent and seasonal residents want to check out the visitors, the constant parade of golf carts on the streets in front of and behind our site was very disturbing, especially when your trying to sit out side with your dogs.
