They have a large showers area and entertainment room with tvs and pool tables and washer and dryer area. The landscaping is ugly. Multiple units on 1 electric box. So you have to split the electric bill with another tenant or if you are in a unit were the bill would be split and their is no one living their then you have to pay 100% of the electric bill to heat and cool the other unit that is not being rented. They have cell towers all over the property.

No WiFi, $300 LPG tank set down fee. There was already a tank set there, Each renter has to pay even if there is already a tank there. I had a $800 brand new 120 gal tank. Can't use it. Ok. Ferrell Gas rents the tank, because they own it only they can fill it. Called around Ferrell was $2.17 gal HIGHER than anyone else. 300 set down fee, 300 yrs rent on the tank, plus $2.17 gal more to fill. That's $217 MORE each time they fill it. Mgr was pretty much tuff stuff. The place is a mud pit when any rain or ice melt. There are fees like this for everything. Only take credit cards, they fine they charge your card. Had to call credit card after I left, wanted to charge me a whole year on my card. Best to get out of this place

It is nothing but a huge dirt lot that is always dusty or very muddy. No grass or trees. Very strict rules that don't seem to apply to some. Hidden fees everywhere very expensive. No WIFI as they advertised. They seem to charge willy nilly for Electric. During winter used a small space heater sometimes and my propane furnace all the time and my electricity was $254 a month. I have been using my AC all summer constantly and my electric bill is $52 a month. I'd fine another place to live.

The park is very clean. Wifi was sketchy. Their is a large laundry building which is owned by an outside company. The problems I found with the place is the person running the office seemed oblivious to every concern I had. Her answer to everything was I would have to call Arizona where the property owners are based out of. They require you fill out an online background check & credit check. Nothing looks better on your credit than a mobile home park requiring info so you can rent a dirt spot. You are sure to get denied in the future when your credit does not reflect your stability, nor home ownership. They do allow you to reveive packages here but only if they are a true package in their eyes. My father ordered a gift card through the store & they said it would not be received if it came in a envelope, even if it was from a store. I asked them if they would please accept it. The lady refused & I never got it. They receive mail at another location & decide what is acceptable. If I am paying monthly on a lease then I am a resident & mail should be allowed. You must notify weeks in advance if you are leaving or you will be charged. So plan ahead & hope your job doesnt change plans & finish earlier than expected. Their was also a $500 deposit that took 2 weeks to get back. I would probably stay here again since choices are limited & this place is safe & close to town. Traveling around the country just reminds me how much we appreciate owner run properties. Much more friendly & family orientated. It's the little things that count. Like my gift card I never got...

The customer service on the phone was ok. However, they have an unwritten policy that they will only accept 24 foot and longer campers/ RV’s. Mine is 22 foot, so I could not reserve a location. This is nowhere on their website or good sams listings. We planned an entire vacation based on having the ability to stop at this resort on our way and now have to travel an extra hour with a young child to our next available destination. They blamed it on the owners. I consider this to be false advertising and I will be downgrading their rating on good sams as well. I would not support a business that would not honor a reservation based on two feet. Shame.
