Terrible, this park is run down, and there is nothing here for families. We are located in the hood, and most people are on low income. Most of the mobile homes here are FEMA homes from Hurricane Charlie and are starting to deteriorate after Hurricane Ian. Most of those homes are independently owned. The new owners came in and raised the lot rent and are charging residents for everything. BE FOR WARNED!!! Nothing is included in the lot rent. You have to maintain everything as if you owned the land yourself. Lot rent is $525 a month plus water. trash and taxes, Which is almost double what my grandmother pays in Port Charlotte in her mobile home park, and she gets maintenance, a pool, a clubhouse, water, trash, and cable included in her lot rent.

Oh, by the way the new owner's like to threaten you into playing rent by the first of the month or be charged 100 dollars per day in late fees, and you must vacate the premises after 5 days. BTW I have been here since 2013 and own my home... Let me see you try to claim my home... to the owners, you only own the land, and you don't have rights to the peoples mobile homes. No one signed a lease under you. You don't have legal standings to claim people personal property. All you can do is remove the mobile home and place it in storage. The mobile home owner has the option to pay the fees and remove their home from your storage. Before warned, I will get a lawyer!!!

No good trailer park!!! Been here 2 years.

New owners have made rent ridiculous!

First, they increased it to $525. Then to now $800-without any notice nor any new lease signing! They do not give a phone number to contact. Additional fees are added to rent with no explanation. All lady who collects payments says " she just collects the amount she is told." Very unprofessional company. WARNING!!! DO NOT RENT HERE!!!

Nothing has been done with heavy drug activity, loud noise daily, suspicious people walk around all hours of the night, very unsecure neighborhood. Not good for especially family with children. Nothing for children. Poor management. Maintenance- there is none. Water & electrical outages often with no explanations & with delays. Feeling of tenats are not valued at all.

I have lived here since 2016. I have seen the park change hands 3X. Currently not liking what I am seeing. No rules enforcement. Loose dogs, speeding, etc. Current management seems like a work from home style of management. New owners took possession of the park in about March of 2023. Lot rent was $340/month. Lot rent included common area maintenance and trash removal ( dumpsters) . Tenants were responsible for water, sewage, lot maintenance, home maintenance, etc. In June of 2023 lot rent was increased to $525. Additional charges are added to the lot rent; $6+ for trash removal, $6+ for common area grass cutting, $6+ for property taxes. A maintenance person was hired this month but has nothing to do with managing the park. Statements and online payment is available. No cash,no checks, no money orders are accepted. Online charges $3 convenience fee, paying at pay location charges 4$ for using the system. After paying the "amount due" for March through August, for some reason most people received a $200 increase for "past owed water and sewer charges". The explanation given to me was accounting and ledgers can be difficult to read and understand.
