Anchor Down Campground has 170 sites and is on Douglas Lake in Dandridge, TN, with views of The Great Smoky Mountains.

Many amenities with some standouts being a basketball court, cable tv hookup, golf cart rental, playground, and a pool with a waterslide.

Back-in Site - $49/night

Premium Back-In - $59/night

Pull-Through Site - $59/night

Signature Site - $69/night

Buddy Site - $139/night

Reservation Details

-Site differences are based on location (besides the type - back-in, etc.) -Rates are individual Nightly Rates including up to 4 people, 1 RV, and 1 Vehicle -Per Site -Buddy Site rates are based on the two sites together (1 Back-In & 1 Pull-In Site) & include up to 8 people, 2 RVs, and 2 Vehicles for the Buddy Site - They are designed to have at least 1 Motorhome to be on the Pull-In site. You may use another type of camper on the pull-in site but be aware that whomever pulls in may not be able to get their vehicle out -Deposit is 25% of your total invoice -3 Night Minimum Stay on Holidays and Special Events -4 Night Minimum Stay on Sites # 139-175 at all times -Extra Person permit is $10.00 per Night - (Maximum of 6 people per site) -There is a visitor fee from May to September. -Extra Vehicle Permit is $3.50 per Night -Permit to use your own Golf Cart (Electric Only) is $5.00 per Night. Privately owned golf carts must have proof of proper liability insurance (minimum $50,000 coverage) and shown at check-in. -Golf Cart Rentals are $35 per Day from 9 am to 9 pm -Cornhole Board Rentals are $10 per Day from 9 am to 9 am -Boat Slip & Jet Ski Dock Rentals are $20 per Night from 10 am to 10 am the next morning -Life Jacket Rental is $8 per day until 9 pm -The pool is guaranteed to be open Memorial Day to Labor Day weekend

Anchor Down is without a doubt, the most family friendly RV Resort in the area of Sevierville, Tennessee! It clean, it’s well organized and provides every amenity you could imagine. They provide buckets of wood to campers for a very small fee and delivery is free! Bathhouse is super clean, convenient to all campsites and there are special events planned each week…including a Sunday Church Service! You have to see it to believe it!

The park itself is amazing! Super happy about the view of the lake and all the amenities. Unfortunately one of the front desk girls (younger red head) kind of made customer service experience side of things pretty bad for us and our guests we invited to stay next to us. We booked a stay (7 nights) several months in advance because the place seems to be booked out pretty far. When we checked in everything was great. I was checked in by a very nice young woman and things were good. I came back later to get some wood and was greeted by a not so nice young lady that seemed impatient and very matter of fact. This was okay because maybe she was having a bad day or something, no big deal. Day 3 into the trip and I called ahead and said I'd like some wood delivered to my site (114) around 5:50pm. She had said it would be 20 bucks in cash. I stated I do not have cash so I would need to pay with card. She then told me no problem just head up front and you can pay with card. I stated I would be on my way to pay for the wood. At 5:59pm I arrived at the front building and was greeted by the same girl that took care of my first wood purchase a few days prior. She was behind the glass door with the door locked and pointing at a little sign that said the office hours. Basically telling me I was too late after I had called and said I was on my way up. The place is great but after this experience I'm not sure if we will come back here next year or see if there is a smaller family owned campground that would be a little happier to have us there every year. We are a little disappointed in one person at the whole campground but maybe she had other more important things to do tonight.

This place is absolutely beautiful only to be ruined by ridiculous rules and sorry office hours. Main office is only open 9am-6pm. On top of not being able to get help after 6pm they seem to head out a little early. Now the big one for me was the fact that I rented a golf cart which in my opinion should run 24 hr period. Not here. If you rent at 5:30pm one day and keep it until 5:30 the next day you have to pay for 2 days. Then I go to turn my cart in at 5:55pm and the office is closed. So yeah I had to pay for 2 days. Make sure you read the rules before you stay here. It can be a money pit. It is full of beautiful views they just need to work on some things.

We stayed here for two nights in October and booked stays for the future. Staff was very friendly and willing to assist with any needs. Park and facilities are clean, bathhouses are clean with private rooms, and the amenities are nice. We were there during somewhat cooler weather, so we did not have the opportunity to utilize the swimming pool or beach area, but look forward to returning during a warmer season. The resort has amazing views of the lake, as well as lake access. Staff will deliver firewood (purchased separately) for the fire pits, or outdoor fireplaces (which we had on our site). Golf carts are available for rental. Definitely recommend this RV park.

You have to book a year in advance but now I understand why! They have a beach at the lake and an amazing pool area. Bathrooms are nice. You can rent golf carts. The view is stunning! Small store that has the basics but the local stores aren’t too far.
