Campsite: Big Bear Lake Camplands

Way overpriced deeded properties . Very loud place especially around the waterpark area . The comfort stations are very dirty with all the kids in and out . Guaranteed a dirty seat if you have to sit , and no toilet paper ever !!!

Bring your own TP/Clorox wipes !!!!!!

Very crowded lots no real privacy very limited as far as how you build pavillians or sheds . Make sure you read the building codes before you buy . You really need about 4 lots in a row if there is no neighbors behind you

Or street to street 6 lots definently (3 in front , 3 in back ). Then you hope your neighbors aint there when you are .

Theft is a huge problem . Everything from firewood , outside , to anything inside . If you dont want it stolen take it back home with you .

Loud at night also , everyone partying for sure 🍺🍺🍺 🤓 .

Its definitely a place to party all night for the adults and let the kids run wild .

The weather in the summer is great .

Only 2 stars because its terribly crowded , Big Bear craming in to much in a limited space , and overcharging for everything . The waterpark is great for the kids but you dont want to own property anywhere near it . Same thing with the lake , way over rated . Very small .

It's nice to look at and would be great if you had it all to yourself but unfortunately you don't have it all to yourself .

Very limited lakefront properties and way overpriced .

The bike trails a big hit but it uses to much of the property and has been commercialized . You really cant just enjoy the woods anymore . I wouldnt call it a private campland anymore .

They will let anyone in if theres money to be made at the deed owners expense . Less private for a deed owner for sure !

Also if your thinking of buying these properties with 20- 30 year old or older campers , chipmunks and mice have been chewing on these things for years

And are well established here . Make sure you inspect very well .

They chew through everything from wires , pvc lines , plastic bins etc...

If you got quads motorbikes golf carts outside they'll chew everything on it that they can .

So when people say they're leaving it for you don't think they're doing you a favor it's basically garbage and you got to get rid of it and all that cost money and time !!!

Also make sure if you got a golf cart make sure it has a batteries cuz that's a high theft item . And even then if you have batteries they might be bad got to buy a new ones. $$$$$$$$

You also have to factor in the winter time snow . Anything that's close to the ground within 3 ft is going to rot . sometimes big bear will get a lot of snow up there when theres none at lower elevations. Building codes here prevent proper measures to winterize to your liking .

Winter time is usually when a lot of theft occurs and you could leave your sheds open or whatever you have and you can only hope that they close it back up when they're done looking .

🤣🤣 . Rodents and animals will just chew it all up if they aren't courteous to close it back up .

Like I said before make sure you take anything valuable home with you after you're done with the camping season .

On an end note don't believe all these five star reviews . I'm telling you the real deal !!!!!!! Not a private Camp land , like I said , like it used to be .
