Lower your expectation and you won't be as disappointed. The place does look a bit abandoned and scary, but it turns out to be fine. It's basically a field next to a little farm. There is no shade or privacy, but we were there almost alone.

The porta-potty and makeshift showers are in terrible condition but power and water work fine.

We dumped at the RV campground down the road.

I suggest to the owner to stop checking-in customers at the home because it give off a wrong impression. I also suggest they mow the lawn and pump the porta potty, because that stinks up the whole area and is a bio hazard.
