Hi I am the owner, Rachael and this is my experience regarding our guest Stacy.

This guest violated multiple rules upon booking. When asked if her older RV looking to be in disrepair was fully functional with working 30 amp plug, she stated it was. After setting up it became evident that the RV was not functioning as an extension cord was used to power the RV. After being mislead I should have asked her to leave but I did not. That was my first mistake. I let them stay the night. They brought in an additional trailer with a broken 4 wheeler and other personal items with the same vehicle which was a loaner from a dealer they were trying to buy a car from. On their booked check out day, they were still here past check out without paying. I asked for payment and they booked a site without power. I refunded it and asked them to book the correct site as they were using power (this was the "overcharge") I do not have access to payment info, I just require people to book the correct site with the amenities they are using. They did pay the correct amount and stayed another night.

The next day they still did not pay after check out time and did not vacate until 4 pm, when check out was noon. I felt bad for them and figured they were running into financial hardships so I offered to buy their 4 Wheeler, but they told me it was not functional but would sell it to me for $4000. I passed on the offer. When they vacated, they left the 2nd utility trailer behind with no communication about when they might return to retrieve it. Since the items in the trailer had little value and were abandoned, I locked the gate at sunset as I usually do. I planned to move the abandoned trailer off my property the next morning. Still no communication from the owner, so we pulled the trailer with our tractor to just outside the gate and left it around 10 am. At some point the trailer disappeared, I figured the guest retrieved it. I finally got a message at 4 pm 24 hours after they left asking about the trailer. I have no idea who took it.

We don't have a ton of rules, but if a guest violates our rules, overstays without asking, and abandons property I understand they will be very disappointed with our service. We do not tolerate squatting behavior or allow non functioning RVs. If you bring an older unmaintained RV that does not have a functioning 30 amp plug you will be asked to leave. If you do not supervise your off leash dog you will be asked to leave. If you overstay without paying you will be asked to leave, if you abandon property after check out without communicating a plan to retrieve it, it will be disposed of. We are very gracious to guests who communicate and follow rules. I think quality guest will appreciate we have zero tolerance for dishonest, flaky guests in trashed out RVs.
