Our trip to Florida to visit my boys in Saint Pete and Cousin in Bradenton was delayed by a couple of months. We planned to stay in the area for 2-3 months. I was thankful to find a site last minute for our 3-week stay. I placed a small deposit to hold the site over the phone. We arrived after the office had already closed and found our site ourselves. I replied to their confirmation email to let them know we had arrived and I would be up to settle our payment. Office staff was extremely professional, kind, and courteous.

It’s a bit like an active retirement community full of snowbirds during the winter months. Mostly 55+ folks who are all very friendly. They do the small town wave as you drive/walk by. We are under 55 and saw a few other folks under 55 as well. It appears that it’s not strictly 55+. On the weekends, we saw lots of littles and grandkids at the pool. We didn’t take time out for the pool, activities, or games as our time was limited.

This is a mixed unit RV/mobile home/park model resort. Some units are fairly close together, but others have plenty of room. It’s really the luck of the draw. When you’re in need of a place to stay on short notice, you should have no complaints. It appears that this was possibly mostly a mobile home community at one point. Therefore, some of the hookups and concrete pads are a little wonky and awkward to get to. I recommend making sure you’ve given them the appropriate length of your rig/tow to ensure you have plenty of room. Also, make sure you have long utility cords/hoses. Instead of complaining, call ahead and ask specific questions about their hookups. All their sites are different and not laid out in uniform. It’s possible that they would let you switch sites if they have room to accommodate you if you’re not happy with your site. If you’re just staying a night or two, you should be grateful for a nice safe community that’s reasonable in price and has availability to fit you in. Most of these folks are at this location for weeks at a time rather than nightly. However, they do accommodate folks for nightly stays when available.

Our site was full hookups, one 30 amp (no 110/20 amp) service, water, and sewage. Did not need dump station. We had a small concrete pad patio. Sort of had to back up to straddle the sewer connection because our 5th wheel tire tracks were in line with sewage. It wasn’t a big deal. I helped guide my husband in so he didn’t back up over the connection. I’m sure someone would help you if you’re traveling alone. Make sure to get there before dark to get setup.

The electric is metered if you’re paying monthly rates. Your meter will probably be directly behind you on a shared pedestal with the neighbor behind/beside you. All the utilities are sort of spread out and not clustered together.

Garbage is picked up at the curb at the end of your driveway 3 times per week. I do think it would be better if they had some sort of assigned garbage cans outside for folks. If people had not taken advantage of their previous dumpster situation, it wouldn’t be this way.

Anywhere near water, you’ll have ants. Be prepared.

It has an outdoor pool, bathhouse, shuffleboard, dog walking area, private trail through Cockroach Bay, kayak/canoe rentals, small dock for fishing, some units overlook the water, lots of planned activities, meeting room, dog walk, and many other amenities. Lots of folks on their golf carts scooting around. It’s a very big place to walk. A bicycle or golf cart would be handy.

Verizon cellular service sucks in the area. Remote work is difficult by hotspot. We had to use our truck AT&T Wi-Fi while I did some remote work by laptop outside. AT&T spotty service as well.

Weak Wi-Fi availability at office/community rooms. No cable provided. You can have it installed if you live there full time.

Not sure if the gator in Cockroach Bay water was real. We walked the trail and had no problems w/gators or wildlife.

Everyone in the community was friendly and welcoming.

Very quiet and felt safe. On-site security patrols. We would love to return! ♥️
