My brother and I stayed here for three nights on a road trip in late May. This place was available when all of the national park sites were booked, so we got lucky.

Location is great. It's just a few minutes to the east entrance gate into Zion and maybe 15 minutes into Mt. Carmel (a few restaurants, hotels, and gas stations).

They have an office building with wifi, bathrooms with hot showers, coin laundry room with couches and a ping pong table, and a little store across the street. When we went, the cafe was unfortunately only serving coffee, no actual food. The bathrooms were usable, but could be cleaner. There was definitely some smell sometimes, but keep in mind that you don't have any showers if you camp in the park. It's a multiple-minute walk from the main area of campsites to the office; most people drove. We didn't do laundry, but we did witness a fair bit of frustration with washers/dryers that failed on folks halfway through the cycle. Wifi was solid; good enough to reliably facetime. It actual reaches out to many of the campsites, just enough for messages to go through.

Our campsite was one of a few that did not have any shade. This was simply luck of the draw, but if you have the chance to ask for a spot with shade, definitely do that. Dust is a minor issue. There are flushing toilets scattered out near the campsites, potable water spigots, too.

More expensive than camping in the park, but you have more amenities. All the staff and management were helpful and nice.
