We arrived here a couple weeks ago, relocating from out of state. The park is relatively new (Jan 2023) and "no frills" (no amenities like laundry, restrooms/showers,etc), which is fine for our needs at the moment. It is located in a very rural area. Water & electric are included in the cost, and the cost is affordable. Dogs welcome. The park management is onsite, and they are responsive.
There are a few rigs that appear to be here for the long term, but since we've been here, there have been quite a few who come for a day or a few and then travel on. On the western boundary, the park abuts a fenced field where cows roam throughout the day. The eastern boundary is an empty field. At this time of year, fireflies come out in the evening, which was neat to see.
The closest stores are about 9 miles away (15 minute drive along country roads) in Anna, where you can find a Walmart, restaurants, gas, etc. I haven't been to a laundromat yet, but the closest appears to be in McKinney, also a 15-20 minute drive.
