If I could put a negative zero I would. Went there in October 2023 to find a place to rent in East tennessee and ended up here. Our first night we had to request a different location because the cabin we were at was freezing inside and the heater could not get it warm. Joe did move us to a different location but the reality of everything he did after came to haunt us. He mentioned he had a deal he was making with another person to rent a cabin down the road that would accommodate our 2 dogs. Sounds good, right? But we went to see it and while the property was nice the cabin was super small for 2 people. Bedroom too small for our queen size bed. But were desperate to find a place as my mom had just died and her house we was at temporarily to get ready for sale was going on the Market. We explained all this to him. We were worried about both of us being able to get jobs in the area because it's so remote. At least an hour an half to Chattanooga going up and down the mountain everyday with cars that needed work already was concerning. And 45 minutes to a smaller town but bigger than this place of only 1900 people. Nothing was in this area! Our desperation led us to say we'd try to figure it out. The next morning we met with him to go over the rental agreement. We had planned to back out, but that southern accent and talk of helping especially my husband get a job because of all his local contacts swooned us to give a deposit of 1st last and security that totaled $3750.00 and signed a basic lease. 3 to 4 days later we knew we'd made a mistake. It was too remote and too small, both we'd expressed to him. That was all the money we had. We asked him to return it all except maybe a couple of hundred dollars. Nope he returned the deposit only and kept $2500 of our despately needed money. I've been trying to get it back ever since then. Now he just ignores my texts. He said if he got it rented he'd return it. It's hard to return it if it's not listed for rent and I have looked. No record of it being on the rental market. So he is just keeping our $2500. Yes, he can build out nice rentals but his lack of empathy is zero. I get it's a business but this situation was unique. He doesn't care he basically robbed us of $2500 we still despately need.
